I'm getting this question often from my clients, Do I buy new or preowned? For some people it's an easy answer but others are struggling with this dilemma. Here are thoughts to consider if you are trying to make this decision:
1. New builders try to lure in buyers with lots of incentives, usually money to apply to the purchase price or to be used on upgrades. While this is very enticing, don't let your emotions make the decision. Frisco has 8 new subdivisions starting and sellers of existing homes know they are competing with these incentives and are negotiating more with buyers and many even paying all the closing costs. Remember location should be one of your priorities. If the new home adds to your drive time but the preowned won't, you might see more of a drain on your wallet paying for that extra gas!
2. I know the new home feeling can be fabulous but it may not last long when you begin to realize you have to decorate the home and possibly even start from scratch. Remember, preowned homes already have window treatments, some with nice drapery, designer paint colors, custom faux finishes and updated and neutralized to sell.
3. More for your money! The price per square foot for preowned homes is much less than new construction. That means your taxes will be less.
4. Hard hat area in your new subdivision? Be prepared for the constant noise and debris from the construction crews, cement trucks, delivery trucks, constant hammering and lots of noise pollution. It might try your patience, especially if you want to sleep in on Saturdays!
